Lean construction is one of the most useful techniques that is being used by many construction companies all over the world especially in Malaysia. Lean construction is using BIM models for the better management of the constructions of different architectural works like buildings, monuments and all (Sbitiet al. 2021). There are a lot of advantages of using this technique in the business structure of these industrial companies that are manufacturing architectural projects in different parts of the world. This process helps to increase the rate of productivity in the business companies by using the 5 S’s like “sort, streamline, shine, sustainability and standardizations”. Lean management helps to increase the efficiency of the business company that is responsible for the manufacturing of these industrial projects. The efficiency increases with accuracy so there is no scope of any error in these projects. On the other hand, speed of the project also plays an important role in the success of the construction. For this reason, the construction companies have a clear target to complete a task within a given time period.

There are many points that are counted as the disadvantages of using this lean management and these points can be easily resolved with the help of using some recommended points (Gohet al. 2019). The success of a project is highly dependent on the commitment of the reconstruction company. The company may face a lot of financial issues or any other issues while the construction is going on. The company has to focus on the accomplishments of that project and a lot of determination and focus is needed to complete it. A lot of advanced technology and instruments are used for this reason. Devices and software that are using artificial intelligence and Internet of Things are also being used in this industry. Sometimes it is hectic and impossible for the employees and also for workers that have no basic knowledge of using these devices and instruments. For these reasons, proper training will help these workers and employees to know more about the functionalities of the instruments.

This will also help these workers to mitigate an issue that can arise during the construction project. On the other hand, as this idea uses a lot of new and advanced technologies like various artificial intelligence based software and also based on IoTs, so the budget of using this lean management in the reconstruction needs a lot of money (Alizadehsalehiet al. 2020). The construction company has to find technologies that are more cost effective and budget friendly. On the other hand, sometimes it can take a lot more time than the traditional way to establish buildings and other construction sites. The maintenance of the software also takes a lot of time and can make a negative impact on the budget of the construction project. For this reason, the construction company that is working on the project has to select a time efficient method that will never take a lot of time to complete the entire project (Oraeeet al. 2019). These are some of the main recommendations that can help to improve the construction companies that are working in Malaysia.
